What permits do you need to make reforms?

  • The simplest and most usual reform is the one that affects interior installations. To change the plumbing, electrical installation, floors or interior coatings you don't need municipal permission. In principle you don't need to pay fees, unless you have to place a container of rubble in the street and then you'll have to pay to occupy the public road.
  • If you have to make changes in the distribution of the house, things change. You will have to pay for the provision of urban services (the paperwork that the city council has to do for you) and the Construction, Installation and Works Tax. You will also need to pay for the placement of the container of rubble and for the fences or scaffolds if required.
  • If you make reforms in the structure of the house, that is changes that affect the design and the original structure, the permits you need are the same as in the previous case. The only difference is that, in addition, it's necessary for a collegiate technician (architect or engineer) to sign the project.
  • If your reforms affect community elements such as facades, terraces or balconies, you also need the municipal permit and to the previous documentation you must add situation maps and photographs. In this case you'll not need the supervision of a collegiate technician but the consent of the community of owners.
  • In case you want to expand the initial area to build a garage, a storage room, an attic, etc. you must take into account what the current urban regulations allow. In these cases, the usual thing is that you have to ask for a license of great works.
  • Finally, if the reforms you have to do involve a change in the use of the plot you'll find in the regulations what uses you can give and what you can not. The same regulation also details what density there may be, that is, how many floors in the same plot. In this case, as in the previous one, it will also be necessary to request a license of great works.

You already know, before starting a reform process, make sure everything is in order. In this way you will avoid that the work is delayed or that the budget becomes more expensive.
