  • If possible, visit the apartment you want to rent before to book it. Ask for an appointment with the owner and, if for some reason you cannot visit the property, request some images of the rooms and services such as the pool, garden, etc.

  • Negotiate the price and conditions of the contract. Read and review the contract in detail before sign it. It is very important to pay special attention to the sign, the deposit and the inventory of goods.

  • Make sure the figure of the signal is recorded in the contract. The owner will ask for a signal to guarantee the reservation of the apartment on the agreed dates. You can negotiate the possibility of canceling the reservation without expenses in advance. Otherwise, in case of cancellation at the last minute, the owner will keep the signal as compensation. Do not forget to ask for a proof of payment and verify that the beneficiary of the transfer is the same person that appears in the contract as owner.

  • Ask for bail details. It is important to ask the owner of the house to clearly detail the concept and conditions of application of the bond.

  • Check the inventory before signing the contract. Check that what is indicated in the inventory is what is in the house and check the state of the entire inventory.

  • If necessary, collect documentary evidence in case of problems. Keep the emails sent and received, the brochures of the real estate agent, the photos sent by the owner or made by you, etc. If the renter is the owner of the house, if you have some problems, you should fill a lawsuit at the court of the locality where the house is located. But if the renter is a real estate agency, you should fill out a claim form and it might be necessary go to court.
