Things to have in mind signing a contract for renting

  • The duration: The first point that we have to set is the duration of our contract. With the entry into force of the Urban Leases Act, contracts must be for a period of 5 years, and in case they are less, the tenant has the right to make an extension and stay in the apartment until to 5 years.
  • Supplies, taxes and community: We have to determine what they are specifically, although by general rule the tenant is the one who assumes all the payment provisions. On the other hand, you also have the responsibility to pay taxes on housing.
  • Repairs: According to current legislation, all repairs necessary to conserve housing in a minimum comfort state are borne by the owner (except in case the tenant misuses). Regular and minor repairs, however, are borne by the tenant.
  • The recession of the contract: We have to determine if there is any compensation for contract recession or even notice by the tenant with some time.
  • The updating of the rent: The rent is usually updated annually according to a variable determined by the owner. Do not forget to pay attention to what it is.
  • The deposit: In all contracts is specified the amount to be paid for the legal deposit amount.
